Remediation is an engineering problem before it is a cleaning one. The enclosure, the pressure differential and the filtration decide whether the building gets better or worse.
A containment is not a sheet of plastic taped across a doorway. It is a sealed volume with a controlled pressure relationship to the rest of the building, and the details that make it work are unglamorous. Polyethylene sheeting run floor to ceiling and sealed at every edge, including the top plate line where most amateur containments leak. Supply and return registers inside the zone sealed off so the heating system cannot draw from it. Penetrations for hoses and cables sealed around rather than simply passed through.
The pressure differential is what makes the barrier forgiving. A negative air machine draws from inside the enclosure and exhausts outside the building, holding the zone below the pressure of the surrounding space. Any imperfection in the barrier then admits clean air inward instead of releasing contaminated air outward. We verify the differential rather than assuming it, because a negative air machine exhausting into the same building it is protecting achieves very little.
An enclosure with a careless exit undoes itself. Technicians working inside accumulate spores on protective equipment, and walking that directly into a hallway distributes the contamination the containment was built to hold. A decontamination chamber, built as an anteroom at the entry point with overlapping sheeting flaps, gives a staged space where protective equipment comes off before anyone re enters clean areas.
The same discipline applies to material leaving the zone. Removed gypsum board, insulation and framing debris is bagged inside the containment, the bag exterior is wiped, and it exits through the chamber to a container outside. Both of these look like fussiness until you consider that every shortcut on the exit is a hole in the boundary.
A localized area of growth under a sink does not need the same setup as a basement with colonization across framing and sheathing, and a contractor who deploys identical containment on both is either overcharging the small job or under protecting the large one. Small areas take a localized enclosure and a single air scrubber. Room scale work takes full containment with a formal chamber. Multi level colonization, or any job where the air handler has been distributing spores between floors, moves to staged zones and a separate assessment of the duct system.
The heating and cooling system is the omission we correct most often. If the system ran while a colony was active, the ductwork has received deposition and will redistribute it on the next cycle, which is how a technically correct remediation still leaves a building smelling wrong. Shutting the system down, sealing registers in the zone and assessing the ducts separately belongs in the scope from the start.
Expect a scope that names the moisture source explicitly, because a remediation performed over an active leak is a scheduled repeat rather than a repair. Where the source is a plumbing failure, a roof penetration or a drainage fault, that correction belongs in the sequence before the containment comes down, whether we carry it out or another trade does. If a contractor hands you a mold quote that does not identify why the material was wet, the most useful thing you can do is ask the question directly before signing anything. The answer tells you how the job was actually assessed.
